The U.S. housing market has been shaped by two major economic shocks in the past two decades: the Great Recession and the COVID-19 pandemic. After home prices collapsed during the recession, construction slowed dramatically and millions of homes that might have been built never materialized. Over time, that slowdown helped create a housing shortage across the country.
When pandemic-era demand surged, limited housing supply pushed prices sharply higher. According to the Case-Shiller index, home prices have risen more than 55% since early 2020, while wages have grown far more slowly. As a result, buying a home has become increasingly difficult for many Americans.
Today, the median list price of a U.S. home is about $425,000, more than five times the median household income. In some areas, the gap between incomes and home prices is even wider, making homeownership especially challenging.
Using data from the U.S. Census Bureau and Realtor.com, Moms Who Think identified the least affordable housing market in every state by comparing local median home prices with local household incomes. These are the places where buying a home is the biggest financial stretch for residents.
